Land agreements types
PSW can apply the skills, knowledge and experience necessary to pursue planning permission. We dedicate the time to prepare an application & fund all of the associated costs
In exchange, we ask for a fair and reasonable portion of the end-sales-value of the land site. Landowners will find our service(s) de-risk the process of land disposal/purchase whilst offering significant value uplift above the existing use value
Option Agreements
Option agreements are written between PSW and the landowner. We apply our skills and expertise to prepare, submit and manage the planning application on your behalf By entering into an option agreement, the landowner bears none of the cost or risk associated with the traditional approach to planning where the landowner does it all 'alone' With this approach, PSW clients have no costs involved with planning consultancy and various survey costs. As such, the landowner will be in the same financial position as before This approach is a no-win / no-fee service, offering landowners a path towards land disposal and all without the financial burden Once planning is achieved, PSW will then exercise the right to acquire the land for its new and enhanced market value. This allows us to gain a profit from the uplifted land value from obtaining planning consent Landowners who choose to undergo an option agreement with us have the opportunity to achieve significant financial returns without the usual risk profile of speculative planning. Promotion Agreements
A promotion agreement is similar to an option agreement. However, rather than purchase the site for development once planning is achieved, we will take it to the open market and sell the site to the highest bidder on the landowners behalf This offers the landowner a similar opportunity to an option agreement but will be opted for where PSW may not wish to pursue direct land acquisition In exchange for the application of skills, knowledge and finance in order to achieve planning consent, PSW shall retain an agreed percentage of the land sales value. This shall be an amount equal to the equity agreed upon within the deal and shall represent the return which PSW generates regarding the vast increase in land value For more information, please contact us for a discussion
